Market Friday Goes Net Zero

Today is #MarketFriday initiated by @dswigle (Denise, that's me!!) I hope you will join me as we share different markets across the globe. I find it one of my greatest pleasures on the platform, mixing our cultures and our lives. Share in the experience of enjoying markets from around the world and different cultures.


For a while now, I have been contemplating building a net-zero house for my forever home. For reference, while beautiful, my shore house is not even close to a net-zero house. Far from it. But, you know how they are about thumbnails around here. So, yeah, a bit of clickbait to start your day. Back to net-zero... Are you familiar with the term? A “Net-Zero” house is a structure that is built to utilize an annual average (net) of no outside energy consumption. This is accomplished by designing and building it so efficiently that it needs very little energy to operate… AND you must also have some form of energy production. Normally, energy production is via solar panels. The solar panels don’t have to cover all the operating energy needs of the home during the entire year. By having a very low energy consumption, combined with a grid-tied solar system (power will come into the house at times when your demand exceeds your solar output and power will go back onto the grid when you are producing more electricity than you need), you give as much as you take from the grid.

Personally, solar is the best method for me as we don't have dependable strong winds or swift running water to harness it as a reliable source of energy.

This is the way that will work for me and is only basically what net-zero is.


One of the ways to farm energy is to capture hydroelectric power from swift running water via a watermill. Wind can also be harnessed in a similar fashion. On a different note, thermal energy from animals can be used. Historically, it has been captured by housing livestock in a house built with a barn on the bottom and the living quarters on top. Typically, they are called housebarns. In the US, these were more prevalent in areas that were settled by German immigrants and there are only twelve historic ones remaining, many of which are listed on the National Register of Historic Places. This has long been a method of heating in European countries

I have been away for a few days, checking out a few locations for the possible build. What I ended up with was a gorgeous place with everyone having 5-10 acre lots, however, this one has 49 acres of forest in back of it, that belongs to whoever buys it. Truly. That is the stuff my dreams are made of. The forest ends with a river in view, and while it is not my beloved OCEAN, there is the shore house, so, I could live with that. Unfortunately, it is in the middle of winter so I am asking you to use your imagination and put leaves on these oak trees and maples... and few others. Even some birch.

I have to admit, I am thinking hard on this, but, I won't rush it. The land has to be carefully cleared, leaving most of the forest behind, the underground utilities are in, so that is ideal, a well was already dug by someone who wanted to build and ran out of money. But, everything will need to be checked over and over and it will take a while if it happens at all. But, we all need something to hope for. Hang a wish upon a star and all. So well will see how it all pans out. In the meantime, I will let you know if there is any progress at all. Or if I throw the towel in. If you are interested in this, you don't have to build a net-zero house. There are things that you can do to your house to make it more efficient. Replacing your windows with more energy-efficient ones, adding additional insulation to your attic, or something as simple as changing any remaining incandescent light bulbs. Every little bit helps.

The land looks great, i love forest and even though it's winter and there are no leaves i find it beautiful and calming. Of course the size of the land is for you to decide but vi like it. Sustainability is again a very good point of view and if you're willing to work on having a property that produces energy not only consuming, that is great.

How much time do you think it will take to build your dream home?

Between picking the various contractors and permits, surveying and having everything checked out, close to a year. Which would actually be perfect. Also, I love how big the property is. As close as I am to a major area, this is a fabulous find. And I wasn't even looking for it, it just kind of showed up on my radar!

I want to say that it was meant to be!

Sustainability is important to me if it is possible and this land with a spring on it and everything else important would work well and not make it too much work.

Looks like some beautiful land... look forward to seeing how things unfold for you!

NetZero is certainly a worth ambition; not so much chance of that with our current late 1970's home, although we do have a lot of square footage on the garage roof for solar. Our ambition would more be to have a solar powered back-up battery "generator" for the many times when our electrics are out due to trees falling on lines during winter storms.

This year's main focus, though, will be a major expansion of the food we grow; looking to become largely self-sufficient on veg and fruits. Time will tell how well we progress...

Oh, yes!! That is what we are going to do also! There will be a grove for fruit trees, an area for a garden and a greenhouse, where there will be hydroponics. I could make this house work, but, the land is to perfect and the area is actually more friendly with the right kind of shopping, big enough town and a wonderful old town that is gorgeous.

Time will tell if everything works out.

Not to be a doomsayer, but, if the grid goes down, the party is at my house! ;)

If it isn't 100%, which I am really leaning towards, it will have solar and most of the other features. I wan't to be able to sustain a lifestyle if everything goes out. It is not in the boonies but has a rural road to the beautiful area that has nice, upscale housing. With almost 50 acres in back of it.

It is exactly two miles from major shopping. As in a 5 miles strip of major stores, and then again, you would never know it. All that beauty hidden behind the woods and far and away but on the river. Who knew? You can't even tell!

So that makes it a win for me!

Ha! Welcome to my world! Building is a lot of fun especially if not in a hurry. Everything takes time from the permitting and the design, to finding a decent builder etc. It actually sounds just perfect for you. Extra room for gardening. Even a nice barn/studio would be on my wish list :)

There are so many pluses to this, but, as you know, the only thing I have against is that it is on a major river as opposed to a major beach. :)

This is the last house I intend on building so I want to make it really count. There is a lot of work, but, I am in no big hurry. And, although there is so much that is perfect about this house if it all goes away, there will be another one tomorrow or the next day.

Right?

It sounds like a very nice place, but of course you need time to make up your mind. Sometime a little time is all that we need. One day a desition came to your mind, simple and clear.

I really do! You are so right. I will take my time and consider all of the small and big things that will help make the decision one way or another. Of course, if this doesn't work or falls through, there will always be another opportunity that comes up.

It always works for me. When I can't decide, or feel confused... I take a pause. In fact, our brain never stops, same as the universe. If you strongly wish something, just imagine, feel you already have it, and let it happens. I do believe your perfect home will find you. No "if", only "when". 😉😚🙃

Well, according to several builders, it will cost 10-15 % more than the standard. Not too bad, especially if you consider how much extra it really does cost. I am hoping not, but. time will tell and if I get further than the ook and choke on the extra price, I wil add up

It is a wonderfully perfect piece, JJ. 50 acres within two miles of a major city? All the properties are five acres estates, so there won't be building and right on a major river.

Still, I am taking it slow because everything has a downside and just making sure that everything remains affordable and that it will work that way it needs to.

You know what I mean. :) Red tape. Always. Some way, some how.

That is my dream a little house with garden and forest, it would be ideal for me, like paradise.
Garden with all kinds of flowers and trees, the forest for a walk and a house for the family alone away from the hustle and bustle.
If I get the lottery that would be the only thing I could do to turn my dream into reality.
It would be ecological and self-sufficient.
Meanwhile I settle for what I have and I give thanks there are people much worse than me haha

Exactly!!!! That is so awesome and exactly the way I feel! I want to be ecological and self-sufficient. What i we have no power? I will still have solar and hot water and my own supply for cooking. It is important the way the world is running to become self-sufficient, in my opinion.

And I can hardly wait to spread my garden of flowers with my 20 hectares!!!! Oh,my!!! Well. it is only a dream for now!

Self-sufficient housing sounds like a dream come true, may be away from your ocean but imagine that view.

Trees within the boundaries, a river close by to enjoy all year round then planning holidays along the coast somewhere becomes even more fun.

Gorgeous flowers ending off share about your dreams, that is what petals say every time you look at them.

I dream of being self-sufficient, Joan. I know that someday, we will be in need of it, just as you are now. I detest being at their mercy.

My shore house is a big,old rambling Victorian from 1869 and would only be three hours away which I used to run over, mow the 3 acres and run back home some days. So, not too terribly far. But, this would be my house that I keep forever. For now, it is a dream, working on the reality of it all.

And think of all the flowers I could have! Oh, the dream is getting better every single day!

Being dependent on supply of anything in this day and age is really a big ask. Going the route of self-sufficient really is a wise idea.

Old Victorian home sounds delightful, all the history in older homes give it character, perhaps look to do some updates making her self-sufficient again once you are established in your forever home.

I have to admit that redoing and updating the old Victorian is very tempting, even though it was totally redone 12 years ago. Because of the age of the building and everything else including how the house was orientated I think that it would cost more to make yourself sufficient than to rebuild a whole new one. So, I am sure that in time she will be going on the market and another will take her place. Sadly when they have been left to disrepair for a hundred years or so oh, they're much harder to keep looking beautiful without putting a lot of money into it year after year. Of course she is beautiful but weighing the odds of cost versus use oh, the cost is going to win in this case. She was an emotional buy because I thought she was so beautiful and she still is, but I have to learn to become less emotional about my wants and focus more on my needs. How so very dull of me!

But, you are right in the fact that I will never stop turning in and even if this is not be one, there will and being ahead of the game and planning it all out is to my advantage! However, in saying that I do believe that this may be the one! Have a wonderful weekend and thank you for stopping by!

Hey my friend. Currently I have a mini solar system for lighting in all my rooms and as of this week a nice gas braai-bbq which I recently finished renovating. We have a borehole on the property so if it all goes to 'hell in a handbasket' and its fast approaching in South Africa, we can survive off grid. I truly believe everyone should become independant of 'government' and their evil ways. It is my personal dream to be self-sufficient, Craig. I know that someday, we will be in need of it, just as you are now. I detest being at their mercy. And if I can help it, I won't be. I still like the beauty of the outside facade and don't care for the typical boxy type of living with these type houses, I want it to be functional, but, hold some beauty.

I know, I know! I just sounded really bad, but, it's true. I will make it completely able to survive off-grid. I trust our government less than you trust yours.:)

Isn't that the truth? I believe that everybody thinks that it will never happen today and I am pretty sure that South Africa felt the same way at one point. But the reality of it all is that the government can do whatever it pleases, whenever it pleases. And as much as I am not a radical, I don't want to live under anybody's thumb or at the mercy of another. And yes I still believe everything will be fine but it never hurts to be prepared. Hey my friend sorry I am only responding now. I just wish the world would wake up, the reason it is a mess is government and the more we take from them the power the better for all of us. I had my first BBQ tonight on the gas I got a custom 3mm stainless steel pan made up, made chicken and my recent invented speciality three cheeses aubergine and three cheese green pepper. DELICIOUS.. Speaking of wealth, this project is a doozey! And if you partake, it would mean the end of cruises -- at least for awhile. The landscape is gorgeous regardless of leaves not being on the trees! I imagine the forest air was the special inebriating kind that clears your head and gets your heart pumping!🌲

Really? Oh, I got a million of them. Nina. :)

Oh, this project is already bought and paid for. It will take time, but, the money is already earmarked. Take away my cruises and vacations? Bite your tongue! I leave Tuesday for Columbia! South America. You wouldn't believe how many people want to know if that is in South Carolina. Close. But, no cigar tonight. It will be and I will be hopping over to Panama and there will be a cruise in there somewhere, although only for two weeks and then I will be home close to the end of February.

Oh, the forest is beautiful! It really is. I am giving it some real thought and I know that the right decision will be made.

There is something cool being able to be fully self-sufficient, creating your own power. All this without living like little house on the prairies style. Frankly, I can't take that rough life anymore. :)

Oh, wouldn't that be perfect? You can tell, by looking at houses, different ones, that I haven't found exactly what I want, but, I really like this idea and building the house is even better! I have so many ideas on what to put in the house and what we don't need.

I love this idea of building a net-zero home, or at least doing what you can to make a smaller footprint in both building and living. Thank you! Oh, I am still dreaming of it, but, action has been taken to make it a reality. I would like to have the ability to live completely off-grid if needed. I cannot think of anything more self-satisfying than not needing anyone for your basic needs.

I think the land would be perfectly fine. Also I saw many tree's and it's a good environment for building a house. It's good for relaxing, and yeah I have no idea what is "net-zero" means. But thanks for explaining it.. Anyway here's my entry,

I was surprised How many people didn't know what net-zero meant, but, I am happy I was able to give them some idea. The land is much prettier in person and I know that a beautiful house could be built and live amount the wooded area and still have town close by.

That is like a dream come true.

Thank you so much. I tried as best as I could to describe the term New Zero for those who never heart of it. Basically, if the grid ever went down, I should be able to live without public utilities or private ones for that matter.

That's a very interesting and different MarketFriday post, @dswigle! I love it. I would really like an ultra green home as well. Minimally I want solar panels. But the cost must come down a bit more first. Maybe in the meantime I can get some cows and pigs to come live in my house to keep it warm! Ha ha!

Well, you know we do what we can to make Market Friday a little more interesting or at least you don't want to see my market every single week because mine is pretty boring as compared to going to a lot of those open air! And well I do have those it's winter here and most of those have closed up and blown away for the season. I have going to enough of those House and Garden shows in the area to talk with Builders and prices and to tell you the truth nowadays, Building green is only about 15% more then a regular house. That is where they are using 4 by 8 instead of two by fours and the like. Bigger stronger more durable. I know that the solar panels are expensive but they have come way down and prices from where they used to be so given the fact that as an American will use more electricity than our other-worldly counterparts, that right there who would be A+. It's still only in the dreaming and scheming stages, but it is being worked on and I do believe I might have hit upon the perfect piece of property. So of course, don't let me stand in your way with the pigs and cows, but as for me I'm going to build the barn underneath and let them live there and throw their heat upstairs to me. LOL oh my God he actually had me rolling on the floor with that one. Have a great day and thanks for stopping by and leaving your $0.15.

How I'd love to go off the grid! My nephew's home used solar power like you described, reduces the electricity bill hugely, but the initial cost is very high. Should we ever build again, that would be the way to go. Plus harvesting rainwater and those two essentials would be taken care of!

The install bill is very high however they have to come way down over time and even so bad when you're wrapping it into the cost of the entire house. Harvesting the rainwater is another way that we should be able to help plus the fact of having a small Greenhouse that we can use all year round. I'm excited just thinking about it and even if this falls through and doesn't happen, I know that it will happen in the future and sooner than later. I'm not so sure that are utilities will be dependent for my entire lifetime and I am looking at Africa in my rearview mirror saying that that could happen to any country. It's a scary thought in fact and I have to admit that everybody I know that is from there is taking it very well or at least managing their life very well with the rolling blackouts. I'm wondering what they do about things like school and essential needs?

Ooohhhh, I love the idea... net-zero, have to admit, my first time hearing about it even though am familiar with zero-energy and sustainable energy, and such! Not sure if I'm getting the term right - and I do like the land you've found! Am loving the trees (and I can see the house!) It really wasn't a dream that I was familiar with but I went to one of those building shows that they often have and the idea of sustainable energy really appeals to me. Of course finding the perfect place to build and the perfect piece of land it's been a challenge but I actually think I have hit upon it or something very close to perfect. Perfect would be if it was on the beach instead of a river. But sometimes the tiny concession so we have to make our worth it in the end.

The idea of being able to support my household without benefit of anybody else is pretty heady stuff. Of course oh, there would be times where you just use it because it's there, but in time perhaps moving over to a full time is what I'm looking for. Also if the grid ever went down oh, the party would have to be at my house because we would be the only ones with power in my family. LOL

And you are right. The dream is almost better than the reality at this point and if it want to happen oh, I know that eventually it will oh, and I'm willing to wait. Thanks so much for stopping by and leaving your words behind. It's always a pleasure to see you!

It's interesting to know about net-zero home. At first I thought it is without internet and the online world. I wondered how then will #MarketFriday be? 😂

I can imagine the land in spring and summer. I thought it will be lovely with all the greens around. It must be very serene to be living in the middle of all nature.

That was indeed something different for a market. Mine was a usual one at the mall but specifically for Chinese New Year with all the lucky charms out. 😊

House barns, I'd never heard of them before, and I never considered the body heat of the animals helping to heat a living quarters above. Makes sense though! I wonder if the living quarters part started smelling like a barn after a few years.

That's quite a project you're thinking about. It sounds like the kind of place that's somewhat difficult to find, and could be just what you're looking for. I'm sure you'll make the right decision because you seem to have a lot of knowledge useful for making a deal like this.

I like the house barn photo. It has sort of a fairy tale appeal.

Thank you so much! I have to admit that I have been doing a lot more reading on this in the last couple years than I ever thought I would want to. But, it's come a long way from the days of yore. Now you can take almost any design that you liked and fit it into a net zero home, plus or minus a few things. I'm very surprised that I can live the way that I choose to and still have it this way. Of course, we all know that there will be solar panels involved however if you don't want them on your house they can be located somewhere else and still be used by you oh, something I really hadn't given thought to as I'm not really fond of that solar look. There are so many ways to get around it and in all honesty it doesn't cost but about 15% more to build this way. I found that amazing.

I have never heard of a net-zero house but now I know what they are and I would love to have one. It's neat you are visiting properties. I remember doing that with my husband at one point because we'd like some land to grow food on. Its so much fun to wander through the woods and dream of what you could have there. You'll find that perfect spot. And someday your dream home!

WOW...They are big decision it really is something you can't rush into and i know you wouldn't for this even though it's a huge area and you can put almost anything on this land i just feel that you are a beach person and would rather have that then a river but then of course beach fronts would be more costly but as you said take your time and the right one will come along.
