Market Friday - Mountains and Vineyards

It's crazy, but, the recent pandemic has worn on me. Do I want to live in the city, close to the energetic hustle and bustle, in the big mix of things, the family included? Post-lockdown, I sense it may be a while before we head into a normal way of life, the way it used to be. Some days, it looks like we are there, but, came up short when it was inspected closer. That is when I started looking a little further out from the city, but, not too far to be isolated and I still like neighbors.


Driving up the long driveway, you need to pause for a moment or three and take in the landscape. Nestled in the foothills of the mountains, in the midst of a massive nature preserve, I take in the 30 acres, rolling pastures, pristine forests, a vineyard to the side, and trimmed out in mountains. Just the kind of environment I had been hoping for. I spent some time last week, checking out a few different properties once again. The longer I look, the more my needs seem to change.

The entire outside had extensive brickwork, massive slabs of rock, walkways, walls, and stairways made with native stone. I could tell this place was put together with much thought and great care. Specimen trees and bushes, everything was perfect; it was like walking through a botanical garden.

You cannot see it, but, there are two homes within the preserve and no more will ever be there. No worries though, your neighbors are straight down the hill about a mile, give or take a few hundred feet. Living in the middle of a forest, but, the main road was five minutes down the road. Perfect?

As you can see, there is stonework over the entire property. While some may say, you can have too much of a good thing, truly, it was not overdone, but, done well. With a plan. although, this house was built in stages. Added on and added on, as was the stonework, pillaged for stone by stone. I took a picture of a close up of the stone. It was used on several hearths in the house and the lower level walls. Stunning. I assure you.

STOP!! BRAIN TEASER AHEAD!!


Question: A woman shoots her husband. Then she holds him underwater for over 5 minutes. Finally, she hangs him. But 5 minutes later they both go out together and enjoy a wonderful dinner together. How can this be?

Answer! Can you guess??? The woman was a photographer. She shot a picture of her husband, developed it, and hung it up to dry.

Brick patios, surrounded by gorgeous plantings with colorful canopies, are edged by brick walkways. It reminded me of walking along the paths of the University, lampost included.

Did I say there were fruit trees? There were. Cherries, apples, pears, and at least two dozen peaches. Too many nut trees to count. Black walnut, butternut among a few, then there was a surprise that I wasn't expecting.

<Apples! There were plenty of them and different varieties. I can just picture these apple pies at Thanksgiving that these can make. Cherry pie. Covered in Black walnuts. Did I say thee were black walnuts on the property?

Inside there are multiple levels of living space and all of the halls are generous enough to be sitting areas and they are throughout, definitely providing enough space for everyone to have a little bit of private space in a public area. There were four large hallways throughout. Most were double the space this one was, each had an outside door.

The kitchen was an open concept with plenty of room for all of us to be working independently on separate dishes. I don't mind getting a little cozy making dinner. I must say, I liked the outside of the house better than the inside. The inside was nice, but, the square footage was misrepresented. It has a three-car garage and another two-car garage, which totaled over 2,000 square feet which they were counting in the square footage. They were both heated garages, however, to me, that is not living space.

Another hall going into the kitchen from the living room. Houses that are built, section by section like this one was, all the additions were separated with a set of stairs. Most had two stairs where the additions met, another easy way to tell where the adding started. All the floors were repurposed from older structures, in keeping with the style of the house.

This is the other two-car garage, except you enter it from the other side. It has ice dams up there which tells me they probably get ice, or snow maybe. :)) It has a really nice workshop set up there with plenty of built-ins and a nice two-bedroom apartment upstairs. It was actually pretty nice, but, wouldn't want a workshop down from where I live, so I am sure it will have another plan if I did decide this was my place. So, another house, so very different from the others. I am in no rush, but, the more you look at, the worse it is. They all are perfect in their own ways.

Surprise!!! A vineyard!!! Well, only the grapes, however, not one mile from the house is a vineyard and the guy does the grapes for this house, just to be neighborly. Seriously? Yes! I bought some of his wine and yes, I am drinking it right now. Pretty nice.

I happen to think that this is a brilliant white, crisp and minerally and in the mouth feels very much like skim milk — almost airy and ethereal in texture. I l=really liked it!

Are you house hunting, my sweet friend? That place certainly seems peaceful and perfect. Do you love rooms like what you showed here with lots of windows that allow the natural light to come in? 2,000 square feet is good!

I have been for about a year... but, there is no rush. If I find one, that is grand and if not, I may wait as the timing for selling my house I am in now will probably go away with the dwindling market.

I actually didn't care much for the inside of the house, but, the outside was to die for. Although it was built less than 20 years ago, it has a dated feel to it. It was an older couple and they built it themselves Or at the very least, helped, so perhaps that had something to do with it? I love light, but, not quite the way it was presented.

I am a little bit late, no surprise! but so many submitted on Thursday before I even got the post out! :) Which is always fine.

I know what you mean. The house needs to be perfect or as close to what you want, so I understand not wanting to rush into getting a house just to get one, especially when you have in a perfect house that you love. But it is always fun to go house-hunting!

WOW..the grounds on the outside of the house definitely sold me especially with all the fruit trees and the set up but a little disappointing with the inside i expected to be more glamorous but still i wouldn't discarded it with the location of the house it's convenient and it's even got that big tree like you house now 🙂

Oh, yes! The grounds were to die for, and the fruit trees were the cherry on top. Loved the potential the grapes had! The location was awesome, but, the inside was more than a little disappointing after seeing the outside. It wouldn't have been too bad but the hight price was insulting.

Love huge properties like that only thing you really need to be dedicated in maintaining the property and that's hours and hours of work of course unless to can afford to hire some staff to do it for you i do love the variety of fruit trees he has on this property and i love all them fruits 🙂

You bet!!! That is the first thing on my mind is maintaining! You wouldn't believe how many people get carried away with how beautiful and worry nothing about the practicality of it all.

The mowed area is nothing, and the property comes with two separate movers. One for the lawn, although it is industrial and one for the fields, although smaller than a John Deere. The neighbor hays for a cut in the hay or will buy it for market price if you don't need it. I have horses, so I need it.

The fruit and nut trees and the landscape is what I love best. I appreciate you dropping the link here so others may see. Thank you!

A brother of my bought a property like that and maintained it for years but it got to the stage it took to much of his valuable time and ended up selling out and now he is more relieved and relaxed it can get to much and like you said some people will look at the beauty of it but not the hours involved to keep it maintained but says like you wouldn't mind and a property like that would suit your horse or horses 👍

I see why you fell in love with the exterior premises of the house. What's not to like? The many types of fruit and nut bearing trees, exquisite landscaping, cobblestone paths, ornate stonework, and so much more! And do I see a lake on the lower righthand side of your first photo? Very impressive! And chalk up one in the plus column for the neighborly vineyard!🍇🍷🍇

I agree with the misrepresentation of the garage space being included in the total square footage, though it would be nice to have family/guests have their own private spaces to stay in the upstairs areas of the two heated garages. And every guy I know would love to turn one of those garages into his own man cave!

While I don't have an answer, Denise, when you do find the right home you'll just know it in your heart. The only other option is to build one that has exactly what you want. Do you have a timeframe by when you need to purchase?

I enjoyed virtually going with you on the viewing of your potential property!

The property is almost perfect, it has so many of the boxes ticked off! The outside is perfection, the trees, the grapes the landscaping is to die for. I love how they did the bricking and the rock. How could you not love it - and I really feel like either one of them is a professional landscaper or arborist. Everything was too perfect~!

The neighbor with the vineyard was over the top! There were acres of grapes. I thought that was cool.

The misrepresentation of the square footage hit me wrong for two reasons. The house is smaller than what I have now AND the heating /cooling/electric was higher, much higher. At a higher elevation, it should have been cheaper to cool, it wasn't. The heating was 3 times as much, which I could have accepted as it is probably cooler, but, it is half the size. The garages were heated by wood stoves. I don't call that heating when I have to provide the means to the heat. It is the only source of heat. The upstairs apartment has an electric baseboard but didn't run last year.

I am not worried about it being on the ocean, as I still have the Shore House and am in the process of renovating a little bit. I love it out there, but, too inconvenient to get to for people, so I don't want to move someplace permanently like that. I'm not worried and have not timeline. So all is good there. I can no longer go home as it is not the same in Connecticut as when I left. The taxes are so out of control, my house here - the taxes on a equal one up there is over $30,000 last time I looked. $3,000 a month for taxes only? Be real!!!

I am glad you enjoyed going. I am not so sure if people like it or not, they just seem to accept it. And you are right. It will speak to me. I had one that did and I couldn't move yet, I didn't expect to find it so soon. It was my dream home, well, except the taxes.

Ohhhhh. Denise. That checks a lot of boxes for me :) A mile to the nearest neighbor? 5000 feet of heated garage? Specimen grade plantings? Apples and grapes and peaches (peaches are precious in AZ. They don't transport very well and are generally not good)? A separate apartment above one garage?

For me, though, I want more riding and less to do otherwise. The sheer size and complexity would be more than I could take, I think.

There's no doubt it's a glorious place. I tend to really like houses like that with space for a chair or two for public privacy. I'm certain I could find the perfect place to read and talk and think. I love that.

My brother and his wife are threatening to build a new house and has had plans drawn . Includes 4000 sq ft of garage. We are both happier with a project to at least look at... I talked to him about a week ago and he said that fire has cooled some. It'll be interesting to see what he does....

I have no doubt in my mind that you will find the perfect place for you and yours. It strikes me as just how you are.

Oh, yes! Two 2017 tractors come with it. One lawn, one field. The rest you can let the neighbor hay if you want.

I do love the wide hallways, making allowances for another little spot of personal space, without it being your bedroom. I really dislike hiding out in the bedroom with other people in the house. Seems rather rude to me. Unless that is just me. There is a separate apartment above the garage.

I actually wanted a house built, more like a sustainable house, but, not out in the middle of nowhere. I wanted it for when the grid goes down and we have rolling blackouts like the rest of the world. I want power. I also want to have a house that is made properly, not like this stuff they are building today. I want insulation for God's sake. The kind of construction that is forever. They build for today, not tomorrow.

I'll get off the soapbox now. We are such a disposable society. I'm ashamed that we are so wasteful. I use something until I can't and if it still has life left, I clean it up and pass it on to someone who can use it. The place is almost perfect. Almost. The agent wasn't sure it had internet, although I believe I saw somewhere it has satellite, but, it is slated to get FIOS in the fall. No thank you. Nobody keeps promises on services right now and to not have viable internet? I don't think so. To be honest, the outside was kick butt, and the inside was short 2,000 square feet on the listing, because they were counting the garages. Hello? Heated or not, you cannot count it. Where did they get their lisence from? Livable space. I would have liked to have thrown his bed out there and then ask him how livable that felt.

OMG. Listen to me. :))

I know you are crazy busy on Market Friday, but...

I'm a big fan of solar and may have finally figured out how to make my place off the grid able.

I think ISP promises are being kept better right now than in the recent past. Why? Because StarLink is in BETA. It will be fully North America able in less than a year and all the other providers are trying to get as many subscribers as possible. Elon is going to leave a mark.

My brother is a mortgage banker but he has a secret side. He and his partner buy and renovate and flip properties. He would be the general contractor on his own house and you can bet they would do it HIS way. He just loves the working with his hands away from the office...

Like you, I use stuff until just after it is completely used up. I have lots of 30 year old T shirts :) I also find a new home for some of the stuff. I throw away very little.

Yes and no. Nobody wants to go out in COVID and I have a feeling that the numbers will ramp up a little in the fall. You know, more colds spread and all that jazz.

I am excited with StarLink and watched as Elon shot up another one yesterday, loaded with more satellites. I used to like renovating properties and then selling, but, not now. As a matter of fact, I had 5 houses, most rentals, and two of my own, but, weirdly divested when the market was up last. I am so glad I am not a landlord right now! When the CDC declared that renters were safe from being evicted until the end of December (why would the CDC have that power?) I almost had heart failure. I understand that if you aren't working, you cannot pay rent, it happens. But, there is nothing in there to protect the landlords from going into foreclosure if they don't pay the mortgage... at some point, someone is going to pay. I say the landlords are going to be the ones taking the falls. Oh, the web we are weaving. Maybe that is why I want to get away from all of this. But, one can run, but, you can't hide.

My brother's bank deferred the interest (and the principal) on 4 billion dollars worth of loans in April. I'm sure they will work with anybody that will at least attempt to make payments. Their internal expectations are not particularly good.

But you are correct, the landlords are the ones that are going to get bit on this deal. That and the people that have the cardboard RV for their next move.

My bank has also offered up to defer the principle and interest, but, I prefer not to take them up on that unless I needed to. Don't need to go down that rabbit hole.

Funnily enough for the most part i don't miss work, well that's not the funnily enough part, but occasional I still wake up and thing shoot i better get ready for work, getting rarer and rarer I will admit, I do miss the daily interactions with friends and colleagues of course

I thought i would Miss Milford and Ct more but not really at all we love it here

Nobody wants to take pictures out and make their camera full of germs. I am in a hurry too and it is in an atmosphere of caution and defiance in some cases. It has been hardest on the small children, where some of their freedom has been taken away.

The property is prettier than the inside of the house. Disappointing that they misrepresented the square footage, so be almost 1/2 less because they counted the garage and workshop and unfinished space in the numbers! That is not living space.

The acreage is big, but, we have horses, and part of it would be for them, plus the grapes take up about ten acres. Maybe a few more. And two tractors to cut the grass industrial type come with it.

No, I won't, so I am sure that the house will not be mine. The house it too small for the four in the family. There are only three bedrooms, but, they are very small and so impossible to put two beds in them. The master bedroom is way bigger than it needs to be.

The horse being boarded isn't bad. We see them and groom them every day and tomorrow will go riding. I don't need to move, just know I will want to be away from the city eventually. Love you and hope you are having a great day!

Apparently there is now a shortage of canning lids and other prepping supplies. I think people are starting to look more to self-sufficiency, food preservation, and local production. People are ditching the government schools for home schooling in droves. I suspect local markets will thrive as people begin to seep back out of cities to escape the insanity. I also anticipate a huge culture clash as more city slickers invade the countryside.

Well, we do not have shortages here, but, they are not buying out the stores like they are closing down. Thank goodness we have gotten over that. We have always been canners, and I homeschooled for 7 years and counting. I am homeschooling right now.

I anticipate no real clash. It is amazing how down to earth people become in time when they are immersed in a simpler life.

Hopefully, all of this has taught us a little something about being able to provide better for ourselves. Time will tell. Thanks for stopping by and leaving your words!

Well, I'm impressed with the size again. Of course, it depends on the way of life, the size of the family that wants to live there. The surroundings are great ... I wonder if you really want to live outside the city, actually on its outskirts, if I understood correctly. If so and the whole family agrees with this then I wish you to find the perfect house!

Took some time going through it but enjoyed it gladly :)

I had really love western houses, especially the American type where there is a wooden floor. These houses are certainly missing in India. I dream my house to be of these types.
Well , I'm just asking you a question from another corner of the world. Might sound silly too :) ,, Are the walls of these houses are fully concrete? I mean what are the materials used in this type of houses? And the house which you showed at the very end (the kitchen one), what would be the cost in your opinion?

Isn't that how it goes ? I'm forever amazed at the things I find I simply MUST have that I never knew existed or that I needed before I saw them.

In the third photo, beautiful house and landscaping and .... errrrrkkkkk..... a satellite dish attached to the side of it ! Such a sign of the times.

On the inside of the house, I believe we will need to warm up those walls a little to go with the very warm floors. Stark white paint is just a little harsh.

That kitchen ! Love the color of the cabinets and the choices for backsplash, but the black tops are again a bit harsh against the other colors. When you buy it, you will need to replace them with the granite that has some of the warmer tones mottled through it so it doesn't clash.

Such a ruse by the designers these days, presenting the warms with stark colds and trying to make people think it is best that way. Don't fall for it.

LOL.... the world, according to me.

Oh looking at properties makes one always think one has a little the other should have, perhaps buy property and do a self build with everything your heart desires!

Raw stone from the region I always find fabulous and expressive, the home feels more in line with the surroundings.

Moving into something remote, yet close enough to neighbours and shopping sounds ideal, feel of the countryside especially with so many fruit and nut trees around.

So many ideas come to mind when looking at home designs, I still enjoy watching "Grand Designs" and "Secret Homes" built mainly in the UK, admiring what some achieve with putting in their own touch.

Have a wonderful weekend, yes this could be a winner, strip the inside out and enjoy a re-design, ha ha just thinking aloud!

Lovely Market Friday as always.😊 It would be nice if you were away from the hustle and bustle of the city Denise with the pandemic raging on.

The outside of this house is beautiful as I love the rock work and all the fruit trees.

It certainly is a lovely place and needs a huge family to keep it running and help with outside maintenance. The only negative for me would be the stairs as one gets older. It looks like a lot of stone steps to enter the house.

Hopefully this COVID-19 virus will soon vanish off the face of the planet. The Hong Kong flu in 1968 killed over a million people worldwide. That outbreak lasted about 6 months.
