End of project update on the new rental garage rebuild.

avatar

In late September we began a structural rebuild on the compromised south wall of the garage on a new rental hose my Son bought.

The wall had basically been eaten by termites many years past. There is no evidence any are still there.

This is what it looks like now:

We were able to repair the door, and rehang it. The window was a salvaged one from Craig's list, that we framed in the wall to match. It ended up being about $350 for the material, and we built it from scratch.

Rebuilding the door frame:

Preparation on the door frame allowed us to reuse the existing door that had literally fallen off.

Pulling the door into place:

We left the window out so we could climb in and out to work on the door from both sides.

Finishing up the last of the siding:

And she is weather tite! The last piece is the one we have been looking for, for a month. We still need to add a lockset and striker plate, but it is repaired!!!!

This is what we started with:

The frame with the diagonal bracing we added to lift and stabilize the structure; and wasn't there initially. I wouldn't let him work inside until we pulled it's teeth, structurally speaking!

Here's the framing without that extra support wall:

Here the new wall is supporting the roof, and the door is up off the ground.

The wall is sound, and structurally strong; and will outlast the rest of the garage!

I am so glad it's done, I'm not crazy about carpentry....

He's already done roof repair, and added a new foundation on one room. His list is shorter today, getting close to renting now.

Still need to finish the floor where we added the foundation.

Yes, he's working hard, and making good progress! He works 3 jobs, and has rentals on the side. He's never been lazy.

He's making good decisions, and I'm helping him as much as I can. I'd like him to drop one job, for reduced loading. But he's full grown, and makes his own decisions! He will do well....

I'm sure he will do well too. Diversification seems to work well in life, so don't put all your 'eggs' in one basket!

Hive is moving fast! When I started, it took over a year to hit (50)! I have been at (67) since hive moved from steemit.

It's a marathon, not a sprint. Good to see you're on palnet also. If you sell on eBay or Etsy, you could use that cash to buy hive...to accelerate things. Spread your time / work, to help yourself get where you want to be.

Right now, hive is helping new bloggers; so take advantage of that policy too....

Try everything, and use the ones that work!

Contingency plans are important to success, look at a dozen things that will possibly help your goal. Pick a few that really help, and push!

The one on the right is the Daddy, with his two Sons. Each is about 15 pounds, and the one on the left destroyed a pit bull that came in his back yard; I had to rescue the pit bull!

I love the Dachshund breed, they are too much fun!

We rescue Dachshunds, here is the latest:

This is Von, and he was beaten as a puppy so bad; that I couldn't place him out. It took me months to be able to touch him, but he's warming up now.

He still prefers I pet it him with my feet, because the abuser apparently didn't kick him. But he's beginning to come around, for belly pets!

Glad you enjoyed the picture!

I had dachshunds as a child. Great family dogs, loyal and loving, and back down to no one and nothing. My favorite took on a rattlesnake, was bitten, and didn't make it. That was a sad day, but to me, it shows how fierce they are. I'm sure in her mind she was protecting the family. !LUV

I'm sure that's true! They are stunningly loyal, willing to face anything!!!!

I love the breed, because they are so smart. Each one is different, and very hard headed; much like people.

These two boys got after a skunk...that was a bad day, LOL 🤕😆

They have the soul of a poet, and the heart of a Klingon!
